If you're planning to sell your home in Navarro County, Ellis County, Henderson County, or anywhere in North Central Texas, avoiding a few common mistakes can save you time, stress, and money.

One of the biggest mistakes I see isn't pricing.

It isn't staging.

It isn't marketing.

It's roof problems.

Many sellers know they have roof issues, but hope buyers won't notice.

Unfortunately, buyers almost always do.

And if they don't, the inspector usually will.

As a Real Estate Agent / Broker Associate serving North Central Texas, I've seen roof issues derail otherwise solid transactions and cost sellers far more than they expected.

Why Roof Problems Create Bigger Issues Than Most Sellers Realize

A roof isn't just another repair item.

For buyers, it's one of the first things they worry about because it affects:

  • Insurance eligibility

  • Financing approval

  • Future maintenance costs

  • Peace of mind

Many buyers assume a roof problem means there may be other deferred maintenance throughout the home.
