The entire home-buying journey may take a few weeks or several months. Once you have an accepted contract, a financed purchase commonly takes approximately 30 to 45 days to close. Cash transactions may close sooner, while appraisal, financing, title, insurance, or repair issues can extend the timeline.
Here’s what happens at each stage.

Before looking at homes, review your budget, savings, credit, income, and monthly debts.
You may need funds for:
Down payment
Earnest and option money
Inspection
Appraisal

Moving expenses
Initial repairs or furnishings
Emergency savings after closing
If your finances are already in good shape, this stage may be brief. If you need to improve your credit, reduce debt, or build savings, preparing may take several months.
Beginning early can help you avoid rushing into a purchase before you’re financially comfortable.
Estimated time: A few days
A mortgage preapproval gives you a clearer idea of how much you may qualify to borrow and what your estimated monthly payment could be.
Your lender may request:
Recent pay stubs
W-2s or tax returns
Bank and investment statements
Identification
Employment information
Permission to review your credit
Documentation of debts or additional income
The faster you provide complete and accurate documents, the faster the lender can usually evaluate your application.
A preapproval also strengthens your offer by showing the seller that you have spoken with a lender and taken steps toward financing.
Estimated time: A few days to several months
This is the most unpredictable part of the process.
Some buyers find the right property during their first weekend of showings. Others need several months because of their budget, location, property requirements, or available inventory.
Your search may take longer if you need:
A specific school district
Acreage or room for animals
Waterfront access
A workshop or guesthouse
A particular neighborhood
A move-in-ready home within a limited budget
A property that qualifies for a specific loan program
Before touring homes, separate your true needs from your nice-to-have features. Clear priorities make it easier to recognize the right home when it becomes available.
Estimated time: One day to several days
Once you find the right home, your agent will help you prepare an offer that addresses more than the purchase price.
Important terms may include:
Financing
Earnest and option money
Requested closing date
Inspection or termination rights
Seller-paid expenses
Repairs or other concessions
Personal property
Survey requirements
Appraisal considerations
Possession date
The seller may accept, reject, or counter your offer. Negotiations could be resolved quickly or continue for several days.
Once all parties have agreed to and signed the contract, the transaction moves into the contract-to-closing phase.
Estimated time: Early in the contract period
In Texas, buyers often negotiate an option period that provides a limited amount of time to inspect the property and evaluate whether to proceed. The exact length and terms are negotiable and must be followed carefully.
During this period, you may arrange inspections for the:
General condition of the home
Foundation
Roof
Plumbing and electrical systems
Heating and cooling systems
Septic system or water well
Pool
Termites or other wood-destroying insects
Dock, boathouse, barn, or additional structures
Depending on the contract and inspection findings, the buyer may accept the property, request repairs or concessions, renegotiate certain terms, or exercise a contractual right to terminate.
A home inspection is not the same as an appraisal. The inspection evaluates the property’s condition, while the appraisal helps the lender evaluate its value. HUD specifically cautions that an appraisal does not replace a professional home inspection. Learn more from HUD.
Estimated time: Often several weeks within the closing period
While you’re completing inspections, several other parts of the transaction are moving forward.
If you’re financing the purchase, the lender will generally order an appraisal to evaluate the home’s value and, depending on the loan program, certain property requirements.
If the appraisal comes in below the contract price or identifies required repairs, the parties may need to evaluate their contractual options. This can add time to the transaction.
The title company researches the property’s ownership history and identifies matters that may affect the title. Existing liens, ownership questions, survey issues, probate matters, or other title concerns may need to be resolved before closing.
During underwriting, the lender reviews your income, assets, debts, credit, employment, appraisal, and other documentation.
Stay available and respond quickly when the lender requests additional information. A delayed bank statement, insurance quote, tax document, or written explanation can slow the process.
The Consumer Financial Protection Bureau recommends staying alert for lender requests, scheduling the inspection, arranging homeowners insurance, and reviewing all loan documents carefully during this phase. Review the CFPB’s closing guidance.
Estimated time: Begin early in the contract period
Don’t wait until the last minute to obtain insurance quotes.
The home’s roof age, claims history, location, condition, flood risk, and other characteristics may affect whether coverage is available and affordable. Insurance problems can delay or even prevent loan approval.
This is especially important for older homes, rural properties, waterfront homes, and properties with previous damage.
Estimated time: Near the end of the closing period
After underwriting is complete and all conditions have been satisfied, the lender may issue final approval or a “clear to close.”
Continue protecting your approval until the transaction is complete. Avoid:
Opening new credit accounts
Financing furniture or appliances
Buying or leasing a vehicle
Co-signing for someone else
Making unexplained large deposits
Moving money between accounts without documentation
Changing jobs without consulting your lender
Missing payments
Your lender may review your credit, employment, assets, or financial condition again before closing.
For most financed purchases, your lender must provide a Closing Disclosure at least three business days before closing.
This document shows the final loan terms, monthly payment, interest rate, closing costs, and amount you are expected to bring to closing.
Compare it with your Loan Estimate and ask questions about anything that has changed or that you don’t understand. The CFPB provides an interactive Closing Disclosure guide.
Estimated time: Shortly before closing
The final walkthrough gives you an opportunity to confirm that:
The property is in the expected condition
Negotiated repairs have been completed
Included appliances and fixtures remain
The seller has removed personal belongings as required
No significant new damage has occurred
The walkthrough is not a new inspection or an opportunity to renegotiate the entire transaction. It is a final check before completing the purchase.
At closing, you’ll review and sign the documents required to purchase the home and complete your mortgage.
Closing is the final step in buying and financing the property. As the CFPB explains, this is when the parties sign the necessary transaction documents and the buyer accepts responsibility for the mortgage loan. Learn what happens at a mortgage closing.
In Texas, signing the documents does not always mean you receive the keys immediately. Funding, recording, possession terms, and the contract determine when possession transfers.
Once the transaction has funded and the agreed possession requirements have been met, it’s time to celebrate—you’re officially a homeowner!
Even a well-planned transaction can experience delays. Common causes include:
Incomplete lender documentation

Difficulty obtaining homeowners insurance

The commonly quoted 30-to-45-day timeline usually begins after the contract is signed—not when you first decide to buy.
The best way to shorten the process is to prepare before you begin: get preapproved, know your priorities, gather your documents, and work with professionals who communicate clearly.
